Legionella Monitoring in Leeds and West Yorkshire

Legionella monitoring

A risk assessment tells you what could go wrong. Monitoring proves, month after month, that your controls are working. If an auditor asked for your Leeds site records today, could you hand them over?

Water Hygiene Services is an independent Legionella control company based in Leeds. We run planned monitoring programmes for estates managers, facilities managers and building and property managers across the city, to HSG274.

What is Legionella monitoring, and what does it include?

Legionella monitoring is the routine checking and recording of your hot and cold water systems to show that the control measures in your risk assessment are working. HSG274 sets out the checks and how often they are usually done, supporting ACoP L8.

You remain the duty holder. We carry out the checks and keep the logbook complete, so you can show an auditor, insurer or inspector that the duty is being met. For the full detail, see our Legionella Monitoring page.

  • Hot water stored at 60 degrees or above
  • Hot water at outlets at 50 degrees or above within one minute (55 degrees or above in healthcare premises)
  • Cold water below 20 degrees within two minutes of running
  • Little-used outlets flushed, usually weekly
  • Shower heads cleaned and descaled, usually quarterly
  • Tanks and calorifiers inspected, usually annually
  • Thermostatic mixing valves checked at least annually

Monitoring in Leeds buildings

Leeds is supplied by Yorkshire Water. Most monitoring failures we see start inside the building: a calorifier running cool, an outlet nobody uses, a tank that is larger than the building needs. The schedule is built around what is actually installed.

Buildings we monitor in Leeds include:

  • City centre offices with shared hot water plant and older pipework
  • Apartment blocks and managed residential developments
  • Schools, colleges and university buildings, where holiday periods need a flushing plan
  • Care homes, clinics and healthcare premises
  • Hotels, bars and leisure venues
  • Multi-building estates, with one programme and one set of records across every site

How a monitoring programme works

  1. We review your risk assessment and written scheme and agree what is checked, where and how often.
  2. We agree a visit schedule with your site team and arrange access.
  3. Temperatures and flushing are checked and recorded at the outlets in your scheme.
  4. Tanks, calorifiers and other plant are inspected as the programme requires.
  5. Anything out of range is reported to you with a recommended action.
  6. The logbook is updated, so your records are complete and ready for inspection.

Questions we are asked in Leeds

We have several buildings in Leeds. Can they be on one programme?

Yes. We can set up one schedule and one reporting format across all your buildings, so you can see the whole estate at a glance.

Our building is closed for parts of the year. What happens to monitoring?

We build a flushing and monitoring plan around the closed periods, and a plan for bringing the building back into use. That is common in schools, colleges and seasonal venues.

Can you take over from another contractor?

Yes. We review your risk assessment and existing records, agree a programme and carry on with a complete logbook.
