Legionella monitoring

If you manage buildings in York, monitoring is how you show every month that your water systems are under control.

Water Hygiene Services is an independent Legionella control company based in Leeds, about 25 miles from York. We run planned monitoring for estates managers, facilities managers and building and property managers in York, to HSG274.

What is Legionella monitoring, and what does it include?

Legionella monitoring is the routine checking and recording of your hot and cold water systems to show that the control measures in your risk assessment are working. HSG274 sets out the checks and how often they are usually done, supporting ACoP L8.

You remain the duty holder. We carry out the checks and keep the logbook complete, so you can show an auditor, insurer or inspector that the duty is being met. For the full detail, see our Legionella Monitoring page.

  • Hot water stored at 60 degrees or above
  • Hot water at outlets at 50 degrees or above within one minute (55 degrees or above in healthcare premises)
  • Cold water below 20 degrees within two minutes of running
  • Little-used outlets flushed, usually weekly
  • Shower heads cleaned and descaled, usually quarterly
  • Tanks and calorifiers inspected, usually annually
  • Thermostatic mixing valves checked at least annually

Monitoring in York buildings

Yorkshire Water supplies the area. Visitor trade is seasonal, so hotels and attractions have quiet and busy periods. Quiet rooms and outlets need a flushing routine, and the schedule is built around it.

Buildings we monitor include:

  • Hotels, guest houses and serviced apartments for visitors
  • Historic and listed buildings, where pipework cannot easily be changed
  • University and college buildings and student accommodation
  • Restaurants, bars, visitor attractions and venues
  • Care homes and the hospital
  • Offices and business parks around the city

How a monitoring programme works

  1. We review your risk assessment and written scheme and agree what is checked, where and how often.
  2. We agree a visit schedule with your site team and arrange access.
  3. Temperatures and flushing are checked and recorded at the outlets in your scheme.
  4. Tanks, calorifiers and other plant are inspected as the programme requires.
  5. Anything out of range is reported to you with a recommended action.
  6. The logbook is updated, so your records are complete and ready for inspection.
