Responsible for residential blocks, colleges, schools or offices in Manchester? Monitoring is how you show, every month, that the water systems are under control.
Water Hygiene Services is an independent Legionella control company based in Leeds, about 45 miles from Manchester on the M62. We run planned monitoring for estates, facilities and property managers in the city, to HSG274.

What is Legionella monitoring, and what does it include?
Legionella monitoring is the routine checking and recording of your hot and cold water systems to show that the control measures in your risk assessment are working. HSG274 sets out the checks and how often they are usually done, supporting ACoP L8.
You remain the duty holder. We carry out the checks and keep the logbook complete, so you can show an auditor, insurer or inspector that the duty is being met. For the full detail, see our Legionella Monitoring page.
- Hot water stored at 60 degrees or above
- Hot water at outlets at 50 degrees or above within one minute (55 degrees or above in healthcare premises)
- Cold water below 20 degrees within two minutes of running
- Little-used outlets flushed, usually weekly
- Shower heads cleaned and descaled, usually quarterly
- Tanks and calorifiers inspected, usually annually
- Thermostatic mixing valves checked at least annually
Monitoring in Manchester buildings
Manchester is supplied by United Utilities. In tall and mixed-use buildings, a shared hot water system can serve dozens of flats, so one cool return or one unflushed branch can affect many outlets. Monitoring catches that early.
Buildings we monitor in Manchester include:
- High-rise apartment blocks and managed residential buildings in the city centre
- Converted mills and warehouses used as offices, flats and studios
- Colleges and schools, which are empty over the summer and need a flushing plan
- Hotels, conference and event venues
- Salford Quays and other waterside developments
- Hospitals, clinics and care homes
How a monitoring programme works
- We review your risk assessment and written scheme and agree what is checked, where and how often.
- We agree a visit schedule with your site team and arrange access.
- Temperatures and flushing are checked and recorded at the outlets in your scheme.
- Tanks, calorifiers and other plant are inspected as the programme requires.
- Anything out of range is reported to you with a recommended action.
- The logbook is updated, so your records are complete and ready for inspection.

Questions we are asked in Manchester
How do you handle access to flats in a residential block?
We agree with you which outlets and which flats are in the scheme, and arrange access through the managing agent or resident liaison. A representative sample of outlets is normally monitored.
Our college or school buildings are empty over the summer. Do you still monitor them?
Yes. Empty buildings need a flushing plan, because water that stands is a risk. We set it out in the programme, along with the checks needed before pupils and students return.
Can you run one programme across several Manchester buildings?
Yes. We can put a portfolio on one schedule, with consistent reports and review dates across the buildings.
