Legionella Risk Assessment in Manchester and Greater Manchester

Legionella risk assessment

Managing a building in Manchester? We are about 45 miles away by the M62, and we assess Manchester buildings for estates, facilities and property managers who want an independent view.

Water Hygiene Services is an independent Legionella control company. We are based in Leeds, and Manchester is part of the M62 corridor we cover.

We carry out Legionella risk assessments to HSG274 and give you a clear report and a prioritised action plan. We are not a delivery company looking to sell you works. We tell you what is needed to control the risk, and quote for the work only if you want us to do it.

Buildings we assess in Manchester

  • High-rise apartment buildings and managed residential blocks in the city centre, where the hot water system serves many flats
  • Converted mills and warehouses, in the Northern Quarter and around the canals, now used as offices, flats and studios
  • Offices, hotels and conference and event venues
  • Hospitals, clinics and care homes
  • Colleges and schools, which are empty over the summer and need a flushing plan
  • Salford Quays and other waterside developments

What a Legionella risk assessment covers

We survey your hot and cold water systems, find where Legionella could grow, record what we find in a written report, and give you a prioritised action plan. Our assessments follow HSG274, supporting ACoP L8. For the full detail, see our Legionella Risk Assessment page.

What is different about Manchester buildings

Manchester is supplied by United Utilities. As elsewhere, the main risks are inside the building. In tall residential and mixed-use blocks, long pipe runs, shared hot water plant and recirculation systems need careful assessment, and many blocks have a mix of owner-occupied and rented flats, so access can be harder to arrange.

In converted mills and warehouses the water systems are often added to many times, with redundant pipework left behind. We look for those dead legs and unused outlets.

Travel from Leeds and what it means for you

Manchester is roughly 45 miles from our Leeds office via the M62.

We also cover Oldham, Salford, Stockport, Bolton and the rest of Greater Manchester.

Questions we are asked in Manchester

Do you have an office in Manchester?

Our office is in Leeds. We travel to Manchester for surveys and follow-up work along the M62.

We manage a residential block with leaseholders. How do you handle access to flats?

We agree with you which outlets and which flats need to be inspected, and arrange access with the managing agent or resident liaison. A representative sample is normally enough for the survey.

Can you cover several Manchester buildings under one contract?

Yes. We can assess a portfolio under one programme, so reports, action plans and review dates are consistent across all the buildings.
