Legionella Monitoring across Greater Manchester

Legionella monitoring

We cover all of Greater Manchester from our Leeds base, including Bolton, Stockport, Salford, Trafford, Wigan and Bury. If you manage buildings in the boroughs around Manchester, monitoring is how you show every month that your water systems are under control.

Water Hygiene Services is an independent Legionella control company based in Leeds. We run planned monitoring for estates managers, facilities managers and building and property managers across Greater Manchester, to HSG274. For the city centre, see our Manchester pages.

What is Legionella monitoring, and what does it include?

Legionella monitoring is the routine checking and recording of your hot and cold water systems to show that the control measures in your risk assessment are working. HSG274 sets out the checks and how often they are usually done, supporting ACoP L8.

You remain the duty holder. We carry out the checks and keep the logbook complete, so you can show an auditor, insurer or inspector that the duty is being met. For the full detail, see our Legionella Monitoring page.

  • Hot water stored at 60 degrees or above
  • Hot water at outlets at 50 degrees or above within one minute (55 degrees or above in healthcare premises)
  • Cold water below 20 degrees within two minutes of running
  • Little-used outlets flushed, usually weekly
  • Shower heads cleaned and descaled, usually quarterly
  • Tanks and calorifiers inspected, usually annually
  • Thermostatic mixing valves checked at least annually

Monitoring across Greater Manchester

United Utilities supplies the area. Many of our customers here look after several buildings across several boroughs, so we put them on one programme with one report format and one set of review dates.

Buildings we monitor include:

  • Industrial estates and business parks, including large multi-unit sites where one landlord is responsible for shared water systems
  • Retail parks, shopping centres and leisure complexes
  • Care homes and nursing homes in the suburbs and the towns around the city
  • Schools, academies and trusts with several sites in one borough
  • Council and housing association stock, including sheltered housing and blocks with communal plant
  • Hospitals, clinics and GP practices

How a monitoring programme works

  1. We review your risk assessment and written scheme and agree what is checked, where and how often.
  2. We agree a visit schedule with your site team and arrange access.
  3. Temperatures and flushing are checked and recorded at the outlets in your scheme.
  4. Tanks, calorifiers and other plant are inspected as the programme requires.
  5. Anything out of range is reported to you with a recommended action.
  6. The logbook is updated, so your records are complete and ready for inspection.
